Lazada, Spotify, Zalora, Alibaba Group and JustCo to experience the building’s enhancements, including features that will reduce energy consumption by up to 20 percent
Singapore, 12 April 2022 – Formerly known as 5One Central, the joint venture between ARA Asset Management Limited (ARA), and Chelsfield Asia, renamed Lazada One, will officially open its doors on 20 April 2022. The 260,000 square feet (24,155 square metres) building will be home to anchor tenant, Lazada, as the Southeast Asia e-commerce platform sets up its headquarters in Singapore. Other key tenants include Spotify, Zalora, Alibaba Group and JustCo.
Situated in the heart of the central district brimming with arts and culture, Lazada One will inject a fresh outlook within the vibrant Bras Basah district, serving as a workspace that fosters creativity and innovation.
Lazada One reinvents the office space by giving the property a new lease of life, boasting large, contiguous and efficient office spaces that are rare in the densely packed central districts. Shoppers can expect a wide range of F&B offerings ranging from cafes, restaurants, convenience stores to a foodcourt on the ground floor. Beyond the retail mix, Lazada One will also curate lifestyle and wellness activities for tenants to invigorate the typical workday experience, creating a vibrant space for the community.
In 2020, ARA and Chelsfield Asia secured a S$385.8 million green loan from DBS Bank and United Overseas Bank to finance the acquisition and asset enhancement plan for Lazada One, allowing for a multitude of innovative sustainability features to be incorporated into the building. The building leverages on smart technologies such as CO2 sensors to regulate fresh air supply, occupancy sensors that optimise lighting usage, recycling and electric vehicle charging facilities, and a high-efficiency variable and constant air distribution system. These features are estimated to reduce energy consumption up to 20 percent, earning Lazada One a Green Mark Platinum certification from the Building & Construction Authority of Singapore.
As part of its sustainability efforts, Lazada One will also unveil a 14-metre high “Golden Monkey” inflatable sculpture by Australian artist and ecologist, Lisa Roet. This monumental piece of artwork aims to bring awareness to environmental and conservation efforts by taking the form of the critically endangered Sneezing Snub-nosed Monkey, found only in southern China and in northern parts of Vietnam and Myanmar. The sculpture will be displayed on the building facade from 20 April onwards, as part of its official opening and unveiling ceremony, and will remain on display until 21 August 2022.
Nick Loup, Chief Executive Officer at Chelsfield Asia Limited, said, “Post-pandemic, the office experience is more important than ever. Lazada One has the best of both worlds. It combines forward-looking eco-efficient features and a vibrant location, allowing organisations to position themselves in an exciting and energetic environment that aligns closely with the needs and desires of the modern workforce.”
Moses Song, Chief Executive Officer at ARA Asset Management, said, “Organisations and investors have increased their focus on workspaces that prioritise ESG, and for good reason. With sustainability as a core business tenet of ARA and our extensive experience in large scale asset enhancement initiatives, Lazada One reflects our commitment towards creating sustainable buildings of the highest standards.”
